Data from various sources, in particular the most recent Statistics New Zealand Quarterly Review, released last in March 2008, have been used to formulate the following key statistics for the Clutha District. These figures will be updated as new information becomes available. The next quarterly review for the period ended June 2008 will be released in September 2008, at which time these statistics will be updated. Population
Population statistics are sourced from the Statistics New Zealand Quarterly Review and are based on the census figures which will be updated in 2011. The 2006 Census showed there are 16,839 people usually living in the Clutha District, ranking it 52nd in size out of the 73 districts in New Zealand. The Clutha District has a below average population density with 3 people per km2 compared with the national average of 15 people per km2. The area of the Clutha District is 6,363 km2. The Clutha District’s population is 51% male, 49% female; and 45% of the total population is 34 years of age or younger. Eighty percent of people in the Clutha District belong to the European ethnic group, compared with the national average of 67.6%. Nine percent of people in the Clutha District identify themselves as belonging to the Maori ethnic group, compared with the national rate of 14.6%. Education Education statistics were sourced from the Statistics NZ Quarterly Review, and are updated in association with census results.

qualifications held for people aged 15 years and over in the Clutha District and
New Zealand as per the 2006 Census results: In 2006 36.4% of students from the Clutha District left secondary school with University Entrance, which was an increase of 13.9% from 2005 (this compares with a national increase of 3.4%). The proportion of students leaving secondary schools in the Clutha District with little or no formal attainment was 7% in 2006; a decrease of 5.3% from 2005 (this compares to a national decrease of 1.8%).
Workforce Workforce statistics are sourced from the Stats NZ Quick Stats which were formulated from the 2006 census.
The most common occupational groups in the Clutha District are ‘managers’ and ‘labourers’ (probably reflecting the agricultural base of the district) whereas throughout New Zealand ‘professionals’ and ‘managers’ are shown to be the most common occupational groups. The unemployment rate in the Clutha District is very low, at 2.3% for people aged 15 years and over, compared with the national average of 5.1%.
Income
Figures from Statistics NZ show that the average hourly earning rate in the Clutha District in March 2008 was $22.80 per hour (up 8.0%, or $1.70, from March 2007). The table (left) compares the income of people in the Clutha District (for people aged 15 years and over) with national incomes. For people aged 15 years and over, the median income (half earn more, and half less than this amount) in the Clutha District is $23,300. This compares with a median of $24,400 for all of New Zealand.
Housing Capital and land values and Average residential house and land values were supplied by Quotable Value (QV) NZ. Data provided maps valuation trends every 3 years so the next update of this information may take place in 2008. Home ownership and rental rates are sourced from the Stats NZ Quarterly review which can be updated quarterly in conjunction with the release of the reviews. Home ownership At June 2007 over half (56.7%) of the households in the Clutha District (in private occupied dwellings) own the dwelling, with or without a mortgage, or hold that dwelling in a family trust. In comparison to New Zealand as a whole, 54.5% of households in private occupied dwellings own the dwelling, with or without a mortgage, or hold that dwelling in a family trust.
House value The chart shows a trend of rising house value in the district from 2002 - 2005. Although houses prices in the Clutha District are steadily rising, the cost of owning a home in the Clutha District is more affordable than most other locations in the country. The average sale price of housing throughout the Clutha District currently stands at $171,602, which is up from the 2005 average of $122,800.
Land value The chart (right) shows the increase in the average residential land value between 2002 and 2005 throughout the Clutha District. Values below were taken from 1 September 2005 and QV advises that there has been some growth in the values since then.

The largest proportion of the land value within the Clutha District is tied up in the rural sector.
The chart (below) represents where capital value lies throughout the district (as at 1 Sep 2005): The bulk of the capital value of land Clutha District is in rural land. Residential land also represents a significant portion of land value in the district.
Real Estate Sales Real Estate Sale figures come from the Stats NZ Quarterly Review and will be updated in conjunction with each release of this review.
The average sale price of sections sold in the September 2007 quarter in the Otago REINZ Region was $265,600. The national average sale price was $224,000. Rental rates Data from Statistics NZ for the period ended June 2007 revealed that the cost of renting in the Clutha District is very low, with the average weekly rent paid by households renting permanent private dwellings at $110, compared with the national average of $224 per week.
Building Consents Building Consent information was sourced from the Statistics New Zealand Quarterly Review and will be updated on a quarterly basis. Residential Building Consents
During the year ended March 2008, a total of 77 new dwelling units worth $17.5million were authorised for construction within the Clutha District. This represented a fall of 1.3% in number, but a 5.8% increase in value form the previous year. Building consents for new dwellings were issued for a total floor area of 13, 975 m2 during the year ended March 2008.
Non-Residential Building Consents
The value of non-residential building consents was $18.7 million, up 44.2% from the previous year. The majority of non residential consents were granted for farm buildings.
Industry Industry stats were sourced from the Stats NZ Quarterly Review and will be updated on a quarterly basis in conjunction with releases of that review.
Employee count by industry
Based on Business demography data as at February 2007 the chart (left) represents the percentages of the total work force employed in various industries in the Clutha District:
The largest industry (in terms of employees) in the Clutha District was the agriculture, forestry, and fishing industry, which employed 35.6% of all employees in the district. The manufacturing industry employed a further 22.2% of the total employees in the district.
* NB: ‘Agricultural production has been reintroduced into Business Demographic Statistics for the 2007 year. The category of ‘other’ includes industries with less than 1% of employees: mining, electricity, gas and water supply, communication services, finance and insurance, and cultural and recreational services. Business locations by industry Figures from Statistics NZ show that there were a total of 3,110 businesses located within the Clutha District as at February 2007 (up 2.3%, or 69, from February 2006). This represents 0.6% of all the businesses in New Zealand.
The principal industry within the Clutha District was the agriculture, forestry, and fishing industry, which accounted for 53.6% of all businesses within the district. The next most significant industry within the district was the property and business services industry.
NB: The primary sector includes ‘agriculture, forestry and fishing’ and ‘mining’ industries. The secondary sector includes ‘manufacturing’, ‘electricity, gas and water supply’ and ‘construction’ industries. The tertiary sector includes ‘wholesale trade’, ‘retail trade’, ‘accommodation, cafes and restaurants’, ‘transport and storage’, ‘communication services’, ‘finance and insurance’, ‘education’, ‘property and business services’, ‘government administration and defence’, ‘health and community services’, ‘cultural and recreational services’ and ‘personal and other services’ industries
Crime
The graph (left) shows the reported crime statistics from the Clutha District over the last three years.
It is clear from the graph that crime statistics in the district are improving with fewer crimes reported of every type. Overall there were 908 crimes reported in the 2006/07 year; 324 fewer crimes than reported in the 2005/06 year and 250 less than the 2004/05 year. The biggest proportion of reported crime is for dishonesty related offences.

categ Dishonesty and damage were the most common types of crime reported and sexual and violent crimes were relatively low.
The chart (below) indicates, by specific areas in the Clutha District, the percentage decreases in crime reported from the 2005/06 year to the 2006/07 year.
Milton had the largest decrease in reported crime with a 44.8% drop in the 2006/07 year in comparison with 2005/06. Lawrence also had a significant drop, down 36.9% on the previous year’s reported crime stats.
Tourism
Accommodation statistics were sourced from the Statistics NZ Quarterly Review and will be updated on a quarterly basis in conjunction with the release of those reports.

Accommodation
The total number of guest nights in Clutha District for the March 2008 quarter was 34,419 compared with 34,937 for the March 2007 quarter – a decrease of 1.5%.
The occupancy rate at March 2008 was 30.1%; up 0.6% from March 2007.
The national occupancy rate during the March 2008 quarter was 49.5% compared with 49.6% during the March 2007 quarter.
